This was third time that we have been to this property. <br/>The 4 single beds are ideal for our group of 4 women.<br/>The property had not been cleaned when we arrived but the problem was resolved and the cleaner came quickly and made up the beds and cleaned the bathroom and kitchen.<br/>We loved the kitchen and lounge area.<br/>Great place to stay near to the seafront and the shops and restaurants in the old town.

This place is in a great location, set back off of the street and is throwing distance to the beach!<br/>Waking up to the sound of the seagulls, and walking the quiet streets to grab a coffee and collecting shells on the beach.<br/>The listing is perfect for a family and we are encouraged to return again and again!

The cottage is in such an excellent location, we really enjoyed that aspect. The kitchen and living area were superb for the family. The beds were very uncomfortable and the bathroom, as per other reviews, needs modernising. Overall, good value and great location.

Such a perfect location, right in the old town. That really helped as my son has limited mobility. Big comfy sofa and huge kitchen. Really hope to come back. Overall good value for the cost.

The location of the accomodation is great for exploring the old town and visiting galleries and the beach. Free parking is good but the spaces are quite tight so would be difficult in a big vehicle.<br/>Bathroom could do with a bit of updating. Bedrooms and bedding were clean and comfortable. We enjoyed our stay.

Great location. Huge kitchen. Strange to have no double bed and the show curtain and shower head need to be replaced. But good value.

Fantastic location and great to have free parking so centrally.<br/>Unfortunately the place is rather neglected; bathroom badly needs renovating and meanwhile isn’t being cleaned properly; mouldy grout; the shower screen in the photos has been replaced with a shower curtain which is filthy. <br/>There’s one set of keys and only deadlocks (no Yale) so if whoever stays home wants to safely secure the property (locked in but able to get out if necessary!) they have to stay up to let others in. We requested a second set and were promised they would have a look, then a follow-up message was ignored.<br/>I don’t think they read the reviews here because multiple people mentioned issues with the TV but they haven’t put a note in the property explaining the easy fix: press the cube button on the remote. <br/>We had a lovely holiday and it really is a great spot. A new/clean bathroom, a Yale lock on the front door/2nd set keys, and better communication from the managing agents would have made it 5*.

Great central location and clean home. We didn’t really use the kitchen as were only there for a couple of days but it seemed very well equipped. Parking spot a real bonus. Really good information with photos on how to find the flat given it was a little tucked away.

Such a lovely place to stay, we had plenty fun, couldn’t say enough it was amazing. Only issue was finding it in the first place haha! We got a little lost on the way, and had to ask around for directions, it’s a small entrance of the side of the road and we drove past it a few times before realising, and the bottom lock on the front door was a little tricky to work with and was hard to unlock, took all 3 of us to finally get it, but other than that, it was amazing will definitely have to come back :)

Wir hatten eine tolle Zeit in dieser gemütlichen Unterkunft. Mitten in der Altstadt und nah zum Strand. Trotzdem ruhig und sehr gut ausgestattet. Wir möchten gerne wieder kommen.

Perfect location, minutes walk to everything, plenty of space, lovely kitchen, downsides shower wasn’t hot, tv didn’t work properly, I would stay again though.

Good location if need four separate beds, Location is 15 minutes walk from the station which is not super convenient with heavy bags, the space is weirdly setup with the living space dominated by a large kitchen but with nowhere to sit to eat except a breakfast bar.

In general had a great time. Had a few issues with shower and TV. Position was very good close to the beach and other attractions, restaurants and cafes.

The property was in a great central location and only a minutes walk from the beach, shops and supermarket. Very clean and tidy and the living/kitchen space was laid out perfectly. Blue Fox Helping Dawn kept in touch to make sure check in was smooth and that we were enjoying our stay. The bedroom at the front of the property was comfortable and quiet but the beds in the back could do with mattresses and pillows replacing as they were quite misshapen and didn’t make for a great nights sleep. All in all, we had a great time in the property and would recommend, particularly to those who want to stay in the heart of Margate ?

This is the second time I have stayed in this property.<br/>It is ideal for our family group of 4 women. It is within easy walking distance of Margate Old Town.<br/>It has everything we need and is clean and fresh.

Dawn’s place was perfect for a weekend in Margate. Extremely convenient location, close to everything yet very quiet. Very clean and well appointed. Dog friendly which made it a great stay for everyone. Would definitely recommend and stay here again if we come back to Margate.

I had a problem with the property that couldn’t be solved so I had to check out. I did get a full refund without any question so I am happy about that. It was unfortunate the boiler wasn’t working this should have been checked before guests arrived as I did have a very cold night without heating or hot water. However we came to an amicable agreement.

Fantastic home! 10 star quality! Thrilled with this centrally located impeccably clean house. Loads of room, massive lounge with extremely comfortable seating and very well equipped kitchen with ample utensils and plenty of great seating - perfect for guests to sit and chat with the chef while she or he is cooking on the large 5 ring range. Really loved the easy to get up wide stairway and big bathroom with plenty of space. Two bedrooms with comfortable beds. Best of all house is right in the heart of Margate with antique stores bars and coffee shops. Morrisons supermarket, Banksy's latest mural, Turner, and amusements nearby. House is located up a very quiet and peaceful Cobb Lane. Great secluded private position with kind considerate neighbours who say Good Morning or Good Afternoon. Guests get two parking spaces outside front door. Lane is suited to small cars. House is perfect a rarity in Margate! We were so pleased with this wonderful clean spacious home. We booked Cobb Court Cottage out of necessity whilst visiting friends, but we loved the place so much we'll be back in the summer with family! The kitchen living space is huge for 4 people, the bedrooms, although single beds, are comfortable and the bathroom was spotlessly clean. The usual good Air BnB amenities were all available. The location is absolutely perfect, close to everything Margate has to offer but just off the beaten track so that it's quiet and private. A note for those with larger cars is that the parking might be tight, but for our VW Golf it was perfect!

Had a lovely 3 night stay here. The house was clean and tidy, and situated in a quiet cul-de-sac. The 2 bedrooms with twin beds was ideal for us (my mum, myself and 2 kids). Huge kitchen and huge sofa made us all very comfortable. Great location. We walked to and from railway station, and it was only a short walk to beach, shops, bars and restaurants, as well as Dreamland, Shell Grotto, Margate Caves and Turner Contempoaray Art Gallery. Great communication from Blue Fox Helping Dawn team- made to feel very welcome and looked after.

Good location close to most things in Margate. Easy to get in and out. Beds are definitely not comfortable by any stretch of the imagination, very cheap mattresses. The price is a bit high end of Airbnbs I have stayed at for not getting a good restful night of sleep and waking up a bit sore. The kitchen was well stocked with cook utensils and pan, but no cooking ingredients except salt and pepper. There was however a very large empty container of EVOO. <br/>The space was clean and the hosts generously allow you to drop your bags off early so if you want to hit the beach quickly before check in this is a great help.

great location pefect for a getaway, kitchen has everything you need, entry was seemless, can't fault it.<br/>if you have motorbikes there is loads of space to park and it's really secure off the road. Just be careful on entry as the driveway up to the parking spots is uphill, really uneven and gravelly. Don't get caught out

This property is in a great location for everything you need. Walking distance to the beach, entertainment, restaurants and supermarkets. <br/>We had an issue with the cleanliness of the property on arrival, blue fox has great customer service and sorted it straight away when I called them on a Saturday, they got the cleaners back in to sort it. <br/>It’s a bit tight parking round the back but once you’re in, you’re in, anything essential is within walking distance. We love the house, it’s beautiful, the outside terrace is great to sit out on in the evening or even for breakfast xX

This is a lovely two bedroom property very conveniently placed on the Turner Contemporary side of Margate. Just a short walk to the sea, shops and restaurants. The property is modern, comfortable, very tidy and in a quiet area.

fantastic location, incredibly convenient to the seafront, access to Dreamland etc. two parking spaces outside the property, you can see the car(s) from the cottage too. cute little private courtyard out the front. very spacious kitchen fully stocked with any appliances you may need. clean and comfy bedding. a very pleasant experience :)

Excellent location for beach and all restaurants plus the arcades for the kids.<br/>The beach is really good. Also a quick drive to Bottany Bay.<br/>The downstairs lounge/dinner/kitchen is big and is a great layout and the bedrooms are good

Fantastic location on a quiet private street tucked right between the old town and the sea. Clean and spacious, if a little basic. Communication good for booking but slow/lacking with responses to details/questions after arrival.

This is a really nice place to stay in a perfect location in the old part of town. The house is well equipped and comfortable, with parking right outside.

Had a great stay here - loved it! Rooms seemed much bigger than I remembered from the photos. We took a cot which would fit in either of the rooms or the landing which was ideal. Excellent location - in the heart of historic Margate and really close to the beach. We had a fantastic stay. Had no need to communicate with the host and instructions were excellent. Highly recommend!

Very clean, spacious and well maintained. The kitchen is well stocked with everything you’d need, the beds were comfortable and the location is perfect for exploring Margate.

Fantastic location in Margate. <br/>Great living space.

Ideally situated in the Old town + everything is within walking distance. Added bonus of a safe car park as it is very tricky to park in this part of Margate. Very quiet too and we slept well.<br/>Sadly the cleaning team did do a very poor job and when contacted Blue Fox always referred to the stringent Terms & conditions you are requested to read and sign ( for instance sending pics ON THE DAY when there are issues etc) which sadly spoilt our stay. <br/>All in all the place needs TLC. The bathroom and in particular the bath area is in a dire condition. One shower head with grit like substance, bath seal with mould and dirty toilet brush. <br/>The 2 bedrooms upstairs are of a good size but beware as they are no pillow protectors. Beds are comfortable.<br/>Downstairs the glossy kitchen cabinet doors had not been cleaned so they were smudges / finger prints together with marks on a few glasses. Cobweb in in the ceiling and dust ball in the seating area. <br/>As a result we did not feel comfortable and decided to clean straight away ...... and failed to take some pics . <br/>Blue Fox then did stick to their T&C and refused to refund the cleaning fee. <br/>Eventually agreed to refund £22.5 but to this date no money back .<br/>I feel that although communication was consistent with Blue Fox and they did respond quickly there was a lack of flexibility ( no early check out / in since we were told they must clean thoroughly the place .... what a joke!).<br/>This is a fair review and once they sort out the cleaning it should be fine.

Good location for Margate private car park space a bonus however unmade entrance to Cobb Court has deep potholes difficult for low suspension cars. However that only real issue with otherwise good property.

Lovely cottage right in the middle of the old town, with parking. Both twin bedrooms are a good size and the lounge/kitchen-diner have everything you’ll need for a short break. Would definitely recommend and would stay here again.

Blue fox responded quickly to an issue we had on the first night and kept in touch. Space in the house worked well for us. As a single parent with 3 teens having twin beds in both bedrooms was ideal with no one having to share a double! Kitchen is really well equipped and is a lovely all in one space with the living area which had a lot of comfy seating. Several board games/jigsaws are provided. The house is located close to Margate's old town with shops, restaurants and the seafront very close by yet it was very quiet at night. If you have anything on wheels such as a pushchair or wheelchair be aware that the private road leading up to the cottages from the main road is unsuitable for them as it is very uneven and deeply rutted so you will need to carry/lift your item for several meters to reach the path.

This property is well situated and a short walk to the beach and all amenities. Also a good location for exploring further round the coast, as other beaches are just a short drive away. Really clean and a good size for us as a family of 4. Would definitely recommend and would love to return in the future!

Great family home right in the middle of old town. The bedrooms are very basic but the kitchen space and lounge are big and spacious. The shower is great for washing off days on a sandy beach. Perfect home for families.

I unfortunately had to check out of this flat immediately after checking in as I had not Noticed that there was no double bed. The listing does show this but I had not thought to check as I had not imagined that could possibly be the case. Both bedrooms have twin single beds which would not make a double if moved together. The bedrooms were also very sparse and unwelcoming, same with the bathroom, it had the feel of a youth hostel and the twin beds looked very uncomfortable. I decided to drive back to London as I knew it was not going to be a comfortable stay.<br/>The booking was good value for money but when I checked out abs informed the host asking if it would be possible to be refunded for the cleaning fee, I had no response. <br/>The property is also full of personal items and pictures, which is fine but worth noting before you book as it gives a bit of an eerie Marie Celeste vibe. <br/>Had I had any response at all from the host I would not leave a negative review, but I felt it could have been handled better. <br/>In a nutshell, don’t be deterred but just note these idiosyncrasies before you book.

Lovely spot. Ignore the silly reviews about too much personal stuff - clearly a well loved house. Fantastic service from the team. Although there were a few maintenance issues with the property they resolved them promptly.

Great accommodation in the perfect location. So close to the beach and right in the heart of Old Town. The house was spotless, with a great kitchen! Neighbours were friendly and only 5 minutes from the beach, restaurants and shops. I would highly recommend and cant wait to come back!

Inside and location were great. A perfect place to explore Margate. <br/>However, the property is surrounded and backed onto by other properties and with old windows there is a lot of noise late at night and early in the morning.

Very clean and a beautiful and comfortable place to stay. Offering quiet and calmness during a busy and social visit! A blue-tooth speaker, plenty of kitchen space and all the things you need to bake a cake, I thoroughly recommend staying here. We will again for sure!

We had a great stay at Dawn's place. It's perfectly located in the heart of Margate and is a really comfortable space ... Amazing sofa! Large kitchen with everything you need by way of appliances, cutlery, crockery etc.

DO NOT STAY HERE!! <br/>Booked this 'retreat' for my family for NYE trip. It was awful. Most uncomfortable stay ever.<br/>Location was hard to find, the road is unmade and not safe for children or buggies. Cars were driving in and out all night lighting up the bedrooms. Dogs barked all night.<br/>The property was basic, the photos are misinterpretive. The house was full of personal clutter and was small. Upstairs felt like university accommodation. The bathroom was basic and the beds were beyond uncomfortable. May as well have been a youth hostel!!! So disappointed.<br/>The heating clicked on and off all night and the thermostat lit up the landing constantly. <br/>No one could sleep we had to check out early and go home. NYE ruined for my and my family.<br/>Host could not care less, refused to refund for the night we were unable to stay. Host happy to con public out of money. No resolution! No consideration for ruined NYE! <br/>DO NOT STAY HERE!!!!

We had a great stay at Dawn's place. It is spacious, very well equipped and perfectly located to explore all that Margate and surrounding areas have to offer. The on-site, private and free parking is also very welcome. The whole experience, including contact with the very helpful Blue Fox team was simply fantastic. Highly recommended!

Fab clean comfortable space, great kitchen, amazing location.

We had a lovely time At Dawn's cottage in the centre of the Old Town of Margate. The location was perfect with great private parking. It was very clean with cotton linen. The kitchen had everything, a real home from home. We walked everywhere finding some lovely pubs, places to eat and great little shops. Great communication and easy check in and check out with the Key safe. We wouldn't hesitate to come back to Dawn's cottage to stay and also see the cats that were around outside. Thank you.

A great location, right next to seafront hidden away from the main roads. Ideal for work vans. The only issue is that the toilet windows don't open nor do the bedroom windows.

Highly recommended, Fantastic property. Stylish, comfortable and clean. We couldn't fault anything. Perfect, quiet location in the heart of Old Margate, packed with <br/>vintage shops, cafes, restraunts and bars and within walking distance to Margate's shops, attractions and beach. Loved to see all the family photos and a memory board, making the place feel really homely. Highlight of the visit was our daily visit from Geoffrey the cat (my daughter named it) he/she would be waiting outside every morning for a cuddle and a treat. Never been to Margate before but will definitely return and stay with Blue Fox Helping Dawn again.
