Onboarding Your Short Term Holiday Let with Host & Stay

Getting started with us couldn’t be easier! Our simple onboarding process means you can onboard your holiday home with ease. Keep reading to find out more!

1. Property Visit

Once you’ve submitted the enquiry form, one of our Property Consultants will be touch to organise a visit at your property. During the visit, our team member will take a look around, tell you more about our services and answer any questions you may have. This is a great chance to find out more about you and what you’re hoping to achieve.

It’s worth noting that your property doesn’t need to be an existing short term holiday let. Whether you have recently invested in a second property or you’re thinking of changing from an AST to a short term let, our Property Consultant will be able to advise you on the holiday let market and whether your property would work as a holiday home.

2. Performance Forecast

Following the property visit, our Property Consultant will provide a performance forecast. This performance forecast will highlight our expected revenue, occupancy and running costs over the next four years. Based on years of experience within the short term holiday let industry and proven results of holiday homes we manage, the performance forecast will give you a fantastic insight into how your property could perform and what revenue you can expect if you list your property with Host & Stay.

3. Contract

If you’re happy with all of the information we’ve provided and feel we are the right fit for you then we ask for a signature on the dotted line at this point. But don’t worry – we don’t have any lengthy contracts for you to read through. A simple signature is all we need to make things official! At this point, we also ask you to complete a number of checklists about your property so we can continue with the onboarding process.

4. Professional Property Photography

Once the contract is signed, our Onboarding Team will be in touch to get your property booked in for professional photography. This is what will set your property apart from the masses of other holiday home listings online and we truly believe when it comes to professional photography, we do it the best!

Once your property is booked in for photography, we can organise a changeover prior to the photographers arriving to ensure everything is ready. If you’d prefer to do this yourself, we’ll send over our property photography preparation document so you can make sure everything is up to standard before the photographers arrive. Once your property has been photographed, we can have your photographs edited and ready for use within 72 hours.

5. Listing Your Property

Once your edited photographs are done, we can get your property listed. As part of the onboarding process, our Onboarding Team will list your property across multiple online travel agencies including Airbnb, Booking.com, Expedia, VRBO, TripAdvisor and TUI Villas. Your property will be advertised on 60+ OTAs as well as on our website. We also work with Marriott Homes & Villas, Coolstays and Plum Guide so if your property meets their requirements, we can also get it listed on those sites too! Our Onboarding Team will use the details you provided in the checklists earlier in the onboarding process to list your property.

At this point, your property won’t be open and bookable but our Onboarding Team will send you the links so you can view the listings and request any amendments.

6. Pricing

Before your property is live and bookable, our Revenue Manager will be in touch with you to discuss the pricing for your property. We use a dynamic pricing tool which allows us to price on a per night basis so the nightly rate will fluctuate throughout the year depending on the market within the local area, key events and holidays. Once you’re happy with the pricing, our Revenue Manager will give the go ahead to our Onboarding Team to open your listing.

7. Go Live!

Now for the exciting part! Once you’re happy with everything, your property will be made live across all channels.
